RESIDENTIAL INSPECTIONS

We inspect residential properties in the East Bay, San Francisco, Contra Costa, and Marin Counties.  Our reports Exceed the Standards of Practice of the American Society of Home Inspectors (ASHI).  Our home inspection clients are typically buyers or sellers who need a clear understanding of property conditions.

Our reports are invaluable to buyers who need to understand the conditions present in the home they are considering.

Home sellers are increasingly using our services to enable buyers to make informed purchase decisions. A smart seller will review our report with their agent and decide which improvements are best made before the property is put on the market, and which items are best left as disclosure items. A good approach is to obtain a contractor’s bid or estimate to correct any significant defects. ​Buyers will often make their offer with few or no contingencies when they see that a high quality due diligence inspection report has been provided.

HOME INSPECTION: Average inspection time is two to three hours.

Our home inspection* is the standard inspection we perform for the majority of our clients. This inspection includes an examination of the major systems and components and is in conformance with the industry Standards of Practice as specified by the American Society of Home Inspectors (ASHI). We will provide copies of these standards upon request.

What We Include

The inspection report will list significant defects observed in the following items, where exposed and accessible: 

 ROOFING:  Roof material, flashings, gutters, downspouts, chimneys, and skylights

ATTICS:  Framing, ventilation, and insulation

EXTERIOR:  Siding, trim, eaves, fascia, windows, and doors

ADJACENT:  Decks, stairs, flatwork, railings, retaining walls, grading, and drainage

STRUCTURE:  Foundation, framing, shear panels, anchor bolts, ventilation, and substructure drainage 

ELECTRICAL:  Service wires, main panels, sub-panels, wiring, outlets, switches, light fixtures

PLUMBING:  Supply, waste and vent piping, water pressure and flow, gas piping, water heaters 

HEATING:  Furnaces, boilers, ducting, piping, combustion air, venting, registers, radiators, blowers

INTERIOR:  Walls, ceilings, floors, stairs, windows, doors, glass, fireplaces, and dampers

KITCHENS:  Countertops, cabinets, sinks, faucets, drain piping, outlets, dishwashers, disposers, ovens, cooktops, floors, and exhaust fans

GARAGE:  Vehicle doors, openers, door springs, firewalls, fire doors, floors, and framing

​LAUNDRY:  Plumbing, dryer vents, outlets, sinks

BATHROOMS:  Showers, tubs, sinks, toilets, cabinets, windows, fans, countertops, and floors
