COMMERCIAL INSPECTIONS

Our group inspects all types of commercial properties throughout the San Francisco Bay Area.  Our primary territory is from Santa Rosa to San Jose; however, we are available to travel upon request.  We inspect all types of commercial buildings including retail spaces, office buildings, warehouses, manufacturing facilities, apartment buildings, shopping centers, hotels, and restaurants.

 Our Due Diligence reports typically include roofing, exteriors, paving and walking surfaces, structural components, electrical, plumbing, mechanical and HVAC systems, interiors, and restrooms.  Our report include recommendations for maintenance, repair, and component replacement if needed.

 Upon request, for an additional fee, we are also able to provide Probable Cost Estimates for any of our recommendations.

THE SCOPE OF OUR COMMERCIAL WORK

PROPERTY CONDITION ASSESSMENT: Our inspection time will vary depending on the size and complexity of the property. ​The general inspection is the standard inspection we perform for the majority of our clients. This inspection includes an examination of the major systems and components and is in conformance with the standards of modern construction. The inspection report will list significant defects observed in the following items, where exposed and accessible:

ROOFING:  Roof material, flashings, gutters, downspouts, chimneys, and skylights
ATTICS/ABOVE CEILING AREAS:  Framing, ventilation, and insulation
EXTERIOR:  Siding, trim, eaves, fascia, windows, and doors; parking areas, walkways, grading and drainage
ADJACENT:  Decks, stairs, flatwork, railings, retaining walls, grading and drainage, loading locks, and parking areas
STRUCTURE:  Foundation, framing, shear panels, anchor bolts, ventilation, and substructure drainage
ELECTRICAL:  Service wires, main panels, subpanels, wiring, outlets, switches, light fixtures
PLUMBING:  Supply, waste and vent piping, water pressure and flow, gas piping, water heaters
HEATING:  Rooftop units, furnaces, boilers, ducting, piping, combustion air, venting, registers, radiators, blowers
INTERIOR:  Walls, ceilings, floors, stairs, windows, doors, and glass
​BREAK ROOMS:  Countertops, cabinets, sinks, faucets, drain piping, outlets, dishwashers, disposers, ovens, cooktops, floors, and exhaust fans
RESTROOMS: Sinks, countertops, toilets, cabinets, partitions, showers, tubs, toilets, and floors
WAREHOUSE AND/OR GARAGE:  Vehicle doors, openers, door springs, firewalls, fire doors, floors, and framing
LAUNDRY:  Plumbing, dryer vents, outlets, sinks

This inspection is limited to a representative sampling of extensively replicated items such as switches, outlets, lights, windows, etc.

NOT INCLUDED: Our inspections DO NOT include detailed reports on elevator equipment, fire suppression, security systems, or generators.  We do not perform an electrical load analysis.  Our inspection should not be considered a replacement for structural pest control, engineering, or Phase 1 environmental inspections.
